Kroonenberg Groep has reached an agreement with Douglas for a long-term lease at Gelderlandplein. The leased property concerns a retail space of 473 m2 in the shopping centre. The site was home to Blokker until the end of 2024. Douglas is already a tenant in the shopping centre and is moving to a different location in which it can further expand its services. The lease will commence on 1 April 2025 and Douglas will open the doors of its new store after a brief fitting-out period.
A long-term lease was also concluded with Intertoys. Until recently, Intertoys was a subtenant of Blokker but will now rent directly from Kroonenberg Groep. The existing store consists of 67 m2 on the ground floor and 520 m2 in the basement and it will be renovated in line with Intertoys’ latest concept. The lease commenced on 14 February 2025 and the store is temporarily closed for renovation but will reopen on 29 March.

Kroonenberg Groep has reached an agreement with Normal for two long-term leases in Utrecht and Hilversum, respectively. The Utrecht lease concerns a retail space of around 840 m2 at Oude Gracht 163. In Hilversum, it concerns a retail space of 592 m2 in the Hilvertshof shopping centre.
NORMAL is a Danish retail chain that first opened its doors in Silkeborg, Denmark, in April 2013. It has since grown into a chain of more than 850 stores in Denmark, Norway, Sweden, the Netherlands, France, Finland, Portugal and Spain. NORMAL sells normal products at abnormal prices. The range includes skin, hair and dental care, make-up and cleansers from well-known branded goods and food items.
The lease in Utrecht commenced 1 September 2024 and the store is now open. The lease in Hilvertshof will start on 1 April 2025 and the store will open its doors after a brief fitting-out period.

Kroonenberg Groep has reached an agreement with pipoos for two long-term leases. The Almere lease concerns a retail space of approximately 220 m2 at Stationsstraat 18-20. The old Game Mania and Miss Elite shops were merged to create the premises. The lease commenced on 1 January and the shop opened last week after the renovation. In Purmerend, the lease concerns a retail space of 181 m2 located at Hoogstraat 4-6. This lease commenced 1 March 2025 and the shop will open later this spring.
Pipoos has been in business since 1992 and has been the largest retail chain of hobby shops in the Netherlands and Belgium for more than 30 years. Pipoos is part of the Swedish company Panduro. Panduro also develops much of the range under its own brand name, a wide selection of which can be found in pipoos shops and online. The Panduro range distinguishes pipoos as a unique hobby shop with an exclusive range.

Kroonenberg Groep has reached an agreement with terStal for three long-term leases in Rotterdam and Zaandam. In all three leases, terStal will occupy retail space previously leased to Blokker.
In the Hoogvliet shopping centre, it concerns a shop at Binnenban 8-10 with an area of 444 m2. Further on in Rotterdam, it concerns a 400 m2 shop at Hesseplaats 32-24 in the Hesseplaats shopping centre. Both shops will be delivered by 1 March.
In the Vermiljoenweg shopping centre in Zaandam, it involves a retail space of 504 m2 located on the first floor. This shop will be delivered on 14 February.
Almelo-based terStal Familiemode is a strong, nation-wide player with a successful online presence, in the Netherlands and Flanders. TerStal stands for fun, affordable fashion. With a new collection every fortnight, they bring a lot of innovation. The more than 220 shops are not located in major shopping streets, but rather in neighbourhood shopping centres and medium-sized towns. For example, next to the supermarket, making it very easy for people to pop in after doing their grocery shopping.

Kroonenberg Groep has reached an agreement with Nam Kee for a long-term lease on Gelderlandplein. The leased property concerns retail catering premises of 177 m2 located at AJ Ernststraat 587. Until recently, this location housed FEBO.
The first Nam Kee restaurant was opened by Nam Chan on Amsterdam’s Zeedijk in 1981. Nam Chan worked in the kitchen preparing authentic Cantonese dishes without letting them become ‘Dutchified’. In 1992, the second restaurant opened on Geldersekade, followed by the third on Marie Heinekenplein in 2010. Nam Kee has become a well-known name over the years, including through Kees van Beijnum’s popular novel The Oysters of Nam Kee, which was later also turned into a film. Nam Kee is still known for its authentic Cantonese cuisine. The lease commenced on 1 January and the restaurant will open in Q2.
A new long-term lease was signed with FEBO for a new location at Van Leijenberghlaan 140. HeyCha was located here until recently. The leased property concerns approximately 38 m2 on the ground floor and 30 m2 on the 1st floor. The lease commenced on 1 February and the new FEBO will open its doors after a short installation period. FEBO was founded in 1942 by Johan de Borst, a pastry baker. The chain now has more than 70 locations and is still owned by the De Borst family. The croquettes and hamburgers are still prepared fresh every day according to Grandpa De Borst’s original recipes and continuously monitored to make sure that the products are up to the same standard of quality as ever.

Kroonenberg Groep has reached an agreement with INDITEX for the long-term lease of a flagship store located at Kalverstraat 16-18 in Amsterdam. The leased property involves a retail space of around 1,000 m2 distributed over the ground floor, basement and first floor.
Stradivarius will open a new branch at Kalverstraat 16-18. Stradivarius was founded in Barcelona in 1994 and the company now sells its fashion in 850 stores, online and through its app.
The lease commenced in January 2025 and, after a short installation period, the store will likely open in May of this year.

De Pershal, Kroonenberg Groep’s latest high-end redevelopment in Amsterdam, has officially opened. Architecture agency Rijnboutt designed the renovation and transformation of De Pershal.
Built at this Amsterdam location in 1930, the stately Telegraaf building was known for its colossal printing presses in the high-ceilinged press hall (pershal) on the ground floor. Kroonenberg Groep has owned the building in Nieuwezijds Voorburgwal since 2016. Following the departure of the previous tenant Kasbank, work began on redeveloping the building to establish it as a new landmark in Amsterdam’s historic city centre. The first phase of the redevelopment resulted in 7,300 m2 of high-quality office space spread over five floors. An observation deck constructed at the top of the listed building offers breathtaking views of the city. Guerrilla has been a tenant at this location since 2018. This first phase restored the building’s high-ceilinged hall to its former glory, and office space has now also been created in De Pershal during the nearly completed second phase.

Kroonenberg Groep has reached an agreement with HaoHan Amsterdam Zuid B.V. for a long-term lease at Gelderlandplein for a branch of Yuan’s Hot Pot. The leased property concerns retail catering premises of 276 m2 located at AJ Ernststraat 589. Until recently, this location housed Oriental restaurant Ruby.
Yuan’s Hot Pot Amsterdam is the restaurant of Yuan’s Chuan Chuan Xiang, which was established in 1996. Hot Pot is the most popular cuisine in China. Chuan Chuan Xiang is a branch of the hotpot family that puts food on bamboo skewers and, while the hotpot simmers, the skewers with fresh ingredients such as vegetables, tofu, meat and fish are placed in the pot of hot broth to cook together at the table. This is the 4th branch of Yuan’s Hotpot in the Netherlands.

Kroonenberg Groep has reached an agreement with a multinational supply chain management and logistics company for the long-term lease of office space at Nieuwezijds Voorburgwal 223 in Amsterdam, also known as De Pershal. The leased property comprises the entire office space with an area of approximately 2,700 m². The contract will commence after turnkey delivery by the contractor on 1 March 2025, after which the tenant will immediately move into the property.
Built at this Amsterdam location in 1930, the stately Telegraaf building was known for its colossal printing presses in the high-ceilinged press hall on the ground floor. An earlier redevelopment in 2018, designed by architecture firm Rijnboutt, restored much of the former grandeur of the Art Deco listed building and included the restoration of the press hall’s spectacular height of about 8 metres. Over the past year, the space was renovated into a state-of-the-art office space as designed by Rijnboutt.

Kroonenberg Groep has reached an agreement with Takko for the long-term lease of retail space at Burgemeester Bramerstraat 57 in Hardenberg. The leased property involves a store of 88 m² that will be merged with the adjacent premises already leased by Takko to create a new retail space of 446 m2. Following renovation, the enlarged store will open its doors in early 2025.
