Kroonenberg Groep and Guerrilla have reached an agreement on a multi-year lease for the building in Nieuwezijds Voorburgwal 225, which is currently undergoing extensive renovation work. The leased property offers approximately 7,300 m² of office space with an indoor car park for 24 cars, 30 scooters and 300 bikes. All of the building's office space will be leased under this agreement.

Kroonenberg Groep has owned the building in Nieuwezijds Voorburgwal since 2016.  The listed building, designed by architect J.F. Staal and once the home of the editorial and printing departments of de Telegraaf newspaper, will once again become a prominent icon in the city. Following the departure of the previous tenant Kasbank, work began on redeveloping the building to establish it as a new landmark in Amsterdam’s historic city centre. The redevelopment will provide 7,300 m² of high-quality office space divided across five floors. An observation deck to be constructed upon the listed building will offer breathtaking views of the city.

At the ground-floor level, the spectacular 2-floor encompassing press hall, which is visible from the street, is being restored to its former glory through the removal of the second floor, which was a later addition. This commanding retail space, with a surface area of 2,700 m², will be accessible from both Nieuwezijds Voorburgwal and Kalverstraat.

Guerrilla is a leading Dutch designer and developer of PlayStation games and is part of Sony Interactive Entertainment.

Hermen Hulst, Managing Director & Co-founder, explains the company's choice for the building in Nieuwezijds Voorburgwal: ‘Guerrilla has always had its offices in the city centre. In fact, Amsterdam is inextricably linked to Guerrilla’s identity. But with 250 people and ambitious plans for growth, it was difficult to find a building with an excellent technical infrastructure and space for sound studios, cinemas and motion-capture facilities. The Telegraaf building offers us everything we could wish for, within a stone's throw from Dam Square. I look forward to working with Kroonenberg Groep to create the world’s most stunning game studio at this location.

Lesley Bamberger, Kroonenberg Groep owner, adds: ‘After being able to secure Guerilla as The Bank's first tenant, we are thrilled that this company has again decided to lease a property from us. It’s an honour to accommodate a Dutch tenant with such major international appeal in this iconic building.’

A suitable tenant is still being sought for the remaining retail space that will be created on the ground floor. Architectural firm Rijnboutt agreed to design the redeveloped building, which is expected to be completed in late 2019.

Kroonenberg Groep received legal assistance in this transaction from Lexence. Guerrilla was advised by CBRE and NautaDutilh.
